Brackley Golf Club, Salford

In September 2022, Asteer Planning secured planning approval for the redevelopment of Brackley Golf Club in Little Hulton, Salford. 


A reserved matters planning application was submitted for approximately 690 new dwellings, open space, landscaping, ecological mitigation and enhancement, and infrastructure.


Outline planning permission was granted by Salford Council and Bolton Council in 2019 and the reserved matters proposals were designed to address the
principles set by the outline planning permission, comprising:

  • A mix of 2, 3 and 4 bedroom
    detached, semi-detached and mews style homes including affordable homes.
  • A landscape buffer of informal
    open space which will form an ecological corridor along the northern site
    boundary as well as other areas of open space and dual
    footpaths/cycleways.
  • Primary access off Manchester
    Road West with secondary accesses off Anchor Lane and Bullows Road.
  • The creation of tree-lined
    green corridors along the Public Rights of Way running north to south
    across the site.
  • New children play areas
    referred to as Neighbourhood and Local Equipped Areas of Play.
