Asteer Planning was instructed by Anwyl Homes and the Greater Manchester Youth Federation (‘GMYF’) to prepare, submit and manage a full planning application to secure permission for a residential development on former playing field land in Chorlton, Manchester. The proposed development will deliver 65 high-quality dwellings, including 13 affordable homes, in addition to an ecological enhancement area, which will result in a net gain in biodiversity on the site.
Owing to the site comprising former playing field land, Asteer Planning successfully led extensive pre-application discussions with Manchester City Council’s planning officers and key stakeholders to develop an effective playing pitch mitigation strategy with input from a specialist sports consultant.
As a result of Asteer Planning’s proactive discussions with MCC and key stakeholders, a playing pitch mitigation strategy was agreed, which will secure replacement football and cricket provision at Alexandra Park and South West Manchester Cricket Club.
The proposals comprise a high-quality residential development that will deliver a mix of family dwellings in a sustainable location within South Manchester. Furthermore, the granting of planning permission at the site will facilitate GMYF’s investment plans so that the Charity can continue supporting young people, including by investing in and improving GMYF’s existing clubs and facilities to offer food and warm spaces, and enabling the Charity to employ more youth workers.
The application was heard at MCC’s Planning and Highways Committee on 16th February 2023 and, in accordance with the Officer’s recommendation, the Committee resolved to approve the application.
