Prospect Homes is preparing proposals for 103 new homes on Land at Northway, Maghull.

This website has been created to share information about our emerging plans and to give local residents and stakeholders the opportunity to have their say before a planning application is submitted to Sefton Council.

The Proposals

Prospect Homes is preparing proposals for a new residential development on Land at Northway, close to the existing Aldi food store and the A59.

The emerging proposals include:

  • 103 new homes

  • A mix of house types and sizes

  • New public open space

  • A children’s play area

  • Sustainable drainage features

  • An ecology enhancement area

  • New landscaping and planting

  • Biodiversity net gain above the minimum 10% required for new development

  • Car parking and associated infrastructure

  • Electric vehicle charging infrastructure for every home

  • Solar panels on homes

  • Access from the existing Aldi access road

The proposals are still being developed, and the project team is continuing to review technical matters including highways, ecology, drainage, landscaping and design.

About the site

The site is located at Land at Northway, Maghull, next to the southern boundary of Maghull.

It is close to local shops, services and public transport links, including Aldi and Lidl, which are within walking distance.

The site is bordered by Dover’s Brook and Melling Brook. Aldi and Northway Road are located to the south, with existing homes to the north and east.

The proposals are being carefully designed to respond to these surroundings, including the brooks, nearby homes, existing access arrangements and the wider landscape.

Why new homes are needed

There is a recognised need for new homes in Sefton, including affordable homes.

The proposals would provide 103 new homes in a location close to existing shops, services and transport links.

Benefits of the proposals

The proposals would bring a number of benefits for Maghull and the wider Sefton area, including:

  • 103 new homes for Maghull

  • A mix of house types and sizes to help meet local housing needs

  • Biodiversity net gain above the minimum 10% required for new developments

  • Additional spending in local shops and services once homes are occupied

  • Contributions towards local services and infrastructure, where required through the planning process

Green space, ecology and biodiversity

The site includes areas of ecological interest, and this is an important consideration as the plans develop.

The proposals include public open space, a children’s play area, sustainable drainage features and an ecology enhancement area.

The project team is preparing technical work to consider habitats, species, landscaping and biodiversity. The proposals will be designed to achieve biodiversity net gain above the minimum 10% required for new developments.

Flood risk and drainage

We know flooding and drainage are important local issues. The planning application will be supported by a Flood Risk Assessment and drainage strategy. This work will consider the site itself, nearby watercourses, surface water and how drainage would be managed as part of the development. The site is predominantly located in Flood Zone 1, and the scheme will be designed to manage flood risk on site and ensure there is no increase in flood risk elsewhere. The proposals will include sustainable drainage features, which are designed to manage surface water on site and form part of the wider landscaping and ecology strategy. The plans will also include development-free buffers alongside Dover’s Brook and Melling Brook.

Local services and infrastructure

As part of the planning process, contributions may be made towards local services, facilities and infrastructure where required by Sefton Council.

These matters are expected to be discussed with the Council and may include education, health, open space, recreation and other local priorities. 

Highways, access and transport

Vehicular access to the site is proposed from the existing signal-controlled junction on the A59 Northway, which currently serves Aldi. A new access would then be created from the Aldi access road into the residential development.

A full Transport Assessment and Travel Plan will be submitted as part of the planning application. This will consider traffic, highways safety, parking, pedestrian and cycle connections, and access to public transport.

The internal layout will be designed to support safe movement through the site, including walking and cycling.
