Gatley Golf Course, Stockport

Acting on behalf of Hollins Strategic Land, Asteer Planning was successful in securing outline planning permission for a major residential-led development on land at the former Gatley Golf Club in Stockport, at appeal following a Public Inquiry.
In addition to the delivery of 278 new homes (including 50% affordable housing), the development will provide: 10.8 hectares of public open space; a package of improved cycleways and footways; a minimum of 20% BNG across the site; the retention of the Heald Green Community Theatre building; the conversion of the former clubhouse into a new community hub; and, a series of obligations for off-site sports improvements.

Cherryfield Drive, Knowsley

Asteer Planning secured approval on behalf of Barratt David Wilson Homes at Knowsley Council’s planning committee for the development of 800 homes on land south of Cherryfield Drive, Kirkby. Planning permission for the application, which included Environmental Assessment input from the project team, was issued in April 2025 following the signing of a Section 106 agreement.
As well as the 800 homes, 80 of which will be affordable, redevelopment of the 56-acre site, which includes the former Knowsley Community College, will play a crucial part in Kirby’s long-term regeneration, ensuring increased footfall and a significant positive contribution towards the town centre’s vitality and vibrancy.
Nearly £8 million of Section 106 contributions will be made towards: expanding secondary school places; enhancing public spaces and sports facilities; boosting GP capacity; providing social value; and, extensive off-site tree planting.

The site at Hollins Green Rixton was released from the Green Belt and allocated for residential development through the new Warrington Local Plan.
The first Local Plan site to secure planning permission following the adoption of the Local Plan – Hollins Green is now delivering housing early in the plan period of around 110 family homes, 30% affordable housing, 10% biodiversity net gain, a children’s play area, community orchard and cycling walking network improvements. -

North Lancaster, Lancashire

The first phase of the North Lancaster Strategic Site will provide 58 high quality family homes and a much needed 60-bed extra care facility for Lancaster, with complementary community uses, all in accordance with the Comprehensive Masterplan for the site which was prepared collaboratively with the Local Authority and other stakeholders.
Future phases of the Strategic Site will deliver the balance of the 700 dwellings, along with other key infrastructure such as a new primary school, 2 hectares of employment land, highways improvements, extensive public open space including a new Country Park, and an extensive cycling and walking network. -

Mirrlees Fields, Stockport

Project Detail
Following refusal of the outline planning application in December 2022, a planning appeal was submitted and in January 2024 the Planning Inspectorate granted outline planning permission for up 200 new homes, including affordable homes, with the remaining 80% of the site made available as public open space in perpetuity. The scheme will provide a mix of homes, ecological enhancement, tree planting and other site infrastructure including vehicular access from Mirrlees Drive.
Asteer Planning coordinated and managed the submission of the appeal and also prepared expert evidence and appeared at the Planning Inquiry.
